Geology and Site Assessments

HCR provides a full complement of Real Estate Portfolio and individual site management services, including Brownfields support and Phase I and II site assessment services, to help clients make informed decisions about properties they currently own or are evaluating for purchase and/or divestment.

HCR completes non-invasive Phase I Environmental Assessments following standards of the American Society for Testing and Materials (ASTM) Standard Practices for Phase I Environmental Assessments (E1527 and E1528). HCR also manages all appropriate inquiry issues.

Phase I Assessments Include:

  • Identification of potential areas of concern
  • Thorough surface inspection of the property, including but not limited to an evaluation of:
    • Facility operations and chain of title prior to use issues
    • Hazardous substance storage, use, and disposal practices
    • Presence of transformers and underground and aboveground storage tanks
    • Sanitary waste disposal systems
    • Baseline/release detection
    • Other areas which may be of environmental concern
  • The assessment will also include the following:
    • Visual reconnaissance of adjacent properties
    • Review of available documents
    • Review of property chain of title documents, if required
    • Review of available historical information to evaluate site use
    • Regulatory review of site and surrounding area
    • Comply with "all appropriate inquiry" standards
    • Preparation and submittal of document reviews and final reports

Phase II Assessments Include:

  • Soil borings/surface and groundwater characterization
  • Collection and analysis of soil
  • Subsurface characterization by a geologist or hydrogeologist
  • Sensitive receptor surveys
  • Fate and transport assessments
